Website pricing and ownership for Singapore property agents
A useful quote tells you what gets built, what keeps costing money and what you keep if you leave. Here is how the Sites by Joe offer works, plus the questions to ask before paying for any agent website.
What the published packages include
These are our studio's prices in Singapore dollars, not a survey of market rates. The package cards set out the offer.
| Package | Scope | Build price | 50% to begin / 50% at launch |
|---|---|---|---|
| Starter | One page: photo, story, districts, mobile layout and WhatsApp contact. | S$800 | S$400 / S$400 |
| Pro | Up to five pages, an editable listings page, a spam-protected lead form, Google Business Profile setup and a testimonials section. | S$1,500 | S$750 / S$750 |
| Premium | Everything in Pro, an enquiry chatbot, two Google Ads landing pages, lead tracking and 30 days of post-launch support. | S$3,000 | S$1,500 / S$1,500 |
Starter and Pro carry the published seven-day launch target. It depends on receiving content and approvals on time. Agree the scope and schedule before work starts, including any Premium integrations. The process allows up to two revision rounds. If you are not happy before launch, you do not pay the second 50%.
A testimonials section is space for genuine feedback you have permission to publish. It does not include invented reviews. The fictional demo shows the layout and sample content; its enquiry form is disabled. The form is a Pro feature, even though it appears in the demo.
Separate the build from ongoing costs
The optional care plan is S$98 a month, covering hosting management, backups, security updates and small changes. It can be cancelled at any time. Domain and hosting charges are separate and billed at cost. Our published estimate is usually under S$150 a year; that is not a guaranteed ceiling or a provider quote.
Twelve months of care costs S$1,176. For a full year of care plus the build, the arithmetic is:
- Starter: S$1,976 = S$800 + S$1,176.
- Pro: S$2,676 = S$1,500 + S$1,176.
- Premium: S$4,176 = S$3,000 + S$1,176.
These examples exclude domain, hosting and any separately agreed third-party charges. They are not all-in quotes. Without the optional care plan, you pay the build price plus the services you choose to keep running.
Before accepting a quote, ask which subscriptions are needed, who pays them and what happens at renewal. In particular, confirm any form-service limits, chatbot usage fees and advertising spend. A Google Ads landing page is a page; it is not an advertising budget. Confirm the boundary between a small care-plan change and new work.
Ownership needs usable access
Our offer is that the domain is registered in your name and the site files are yours, including if you leave the care plan. Check the practical details as well as the wording:
- Domain
- Know the registrar, registration details, renewal date and recovery email. Make sure you can access the account and approve changes.
- Site files and hosting
- Keep a copy of the HTML, styles, scripts and images, with instructions for publishing them. Confirm who controls the hosting account and how access changes when maintenance ends.
- Enquiries
- WhatsApp links should use your number. If you choose a form, use your own form-service account and check its recipients and access permissions. That provider processes submissions; owning the website does not remove its role.
- Content and subscriptions
- Keep the permissions for photos, listing material and testimonials. Site-file ownership does not replace third-party content licences or keep a paid service running after cancellation.
Moving a domain to another registrar can be subject to transfer locks and other conditions. Check your registrar before planning a move. ICANN's domain-transfer FAQ explains these restrictions; moving hosting and transferring a registration are separate decisions.
A handover checklist you can use
- Match the delivered pages and features to the agreed scope.
- Check your contact number, copy, images and required disclosures.
- Walk through the site on your phone. Check navigation, text size and the contact routes.
- For a client form, agree a controlled test and confirm receipt in your account before launch. Do not use the fictional demo for enquiries.
- Receive the site files, account access and renewal list. Use the 15-minute walkthrough to practise a simple update.
- Record who handles future changes, backups and subscriptions if you cancel maintenance.
