Your own website or property portals? A guide for Singapore agents

Use a property portal to present available listings within a property-search service. Use your own website to explain who you help, how you work and how to contact you. They can serve different steps in the same client's decision.

Compare the job, not just the page

This comparison describes different uses. It does not estimate audience size, search demand or enquiry rates, and it does not rank the portal providers.

What should you prioritise?

You mainly need to market active listings

Start by checking whether your current portal package and listing workflow meet that need. A separate website is not a substitute for access to a portal's listing tools. Review the actual terms and costs before changing subscriptions.

Referrals need a clear introduction to you

A focused personal page may be useful when you want one link with your service area, approach, contact details and answers to common questions. Start with content you can substantiate. Do not add district pages or testimonials just to fill space.

You want a destination for an advertisement

A dedicated page can explain one offer and provide a clear next step. Budget for the advertisement separately. Check that the page matches the ad, works on a phone and sends enquiries to the right account.

A new site does not create traffic by itself. Google says that inclusion in its index is not guaranteed, and following SEO guidance does not automatically produce a first-place ranking. Source: Google's SEO Starter Guide. Treat a website as a resource to maintain, not a ranking promise.

A simple way to use both

  1. Keep listing facts consistent. Check availability and details wherever you publish them. Avoid maintaining duplicate pages you cannot keep current.
  2. Give the website a clear purpose. Explain the clients you help, your actual process and how a visitor can reach you. Link to a current listing where useful and permitted by the platform.
  3. Show evidence you can stand behind. Use your own approved photos and genuine feedback with permission. Label samples clearly. Do not imply a fictional demonstration is a client result.
  4. Check the handoff. Read the page on a phone and verify the destination of contact links. If a form is included, confirm account ownership and test it in a controlled setup before launch.

At Sites by Joe, the sample agent site demonstrates a mobile layout and contact placement. It uses fictional content and a disabled form. It is evidence of a template you can inspect, not evidence of sales or enquiry results.

Measure what happens after a visit

Decide what a useful enquiry means for your business before comparing channels. Keep a simple record of the source the client reports, what they need and whether a conversation progresses. Keep personal details in the systems you have chosen for handling enquiries.

A contact-button click is not a completed conversation. A form submission is not automatically a qualified lead. If you use analytics, separate those events and check the configuration and access permissions. Low counts can be inconclusive; do not turn a small sample into a performance claim.

Our pricing and ownership guide explains the published S$800, S$1,500 and S$3,000 packages, optional S$98 monthly care and what to check at handover. Choose the smallest scope that answers a real need.
