Cost guide · Singapore
How much does a property agent website cost in Singapore?
The short answer
A done-for-you agent site from Sites by Joe costs S$800 to S$3,000 to build, plus an optional S$98/month care plan. Domain and hosting are extra, at cost.
Other routes cost more or less. What matters is what you pay every month, and what you still own if you stop paying. This guide walks through all of it.
Three ways to get a site
Most agents choose one of three routes. Each one splits the cost, the work and the ownership in a different way.
| Route | How you pay | Who does the work | What to check |
|---|---|---|---|
| Self-serve builder | A monthly or yearly plan. The fee keeps going for as long as the site is live. | You. You write, design, set up and fix it. | Can you take your site with you? What happens when the plan ends? |
| Freelancer or studio | Usually a one-time build fee, then hosting and maybe a support plan. Prices vary a lot with scope. | They build it. You supply content and approve it. | What is in the quote, what is extra, and who owns the domain and files. |
| Sites by Joe | Fixed price from S$800, 50% to begin and 50% at launch. Care plan optional at S$98/month. | I build it from an agent template. You supply content and approve it. | The domain is in your name and the files are yours, even if you leave the care plan. |
What makes one quote bigger than another
Two quotes for "an agent website" can be far apart. That is usually because they are quoting different things. Look for these items:
- Pages. One page is quicker to build than five.
- Listings you update yourself. This needs a simple editing setup.
- Forms. A form needs spam protection and a place to send enquiries.
- Extras. Chatbots, ad landing pages and lead tracking all add setup work.
- Writing and photos. Ask who writes the copy and who supplies the photos.
- Changes after launch. Some quotes include them. Some charge per change.
- Running costs. Domain, hosting and any paid services keep going after launch.
So compare what you get, not only the first number you see.
What the packages include
These are my published prices in Singapore dollars. The price is fixed and agreed before we start.
| Package | Best for | What you get | Build price | 50% to begin / 50% at launch |
|---|---|---|---|---|
| Starter | Agents who want one clear link to share on WhatsApp, social media and name cards. | One page: your photo, story and districts, a mobile-first layout and a WhatsApp button on every screen. | S$800 | S$400 / S$400 |
| Pro | Agents with active listings who want enquiries from a form as well as WhatsApp. | Up to five pages, a listings page you update yourself, a spam-protected lead form, help setting up your Google Business Profile and a testimonials section. | S$1,500 | S$750 / S$750 |
| Premium | Agents running Google Ads who want to see which clicks turn into enquiries. | Everything in Pro, plus an enquiry chatbot, two Google Ads landing pages, lead tracking and 30 days of support after launch. | S$3,000 | S$1,500 / S$1,500 |
Every package comes with a private preview and up to two rounds of changes. If you're not happy before launch, you don't pay the second 50%.
A testimonials section is a space for real feedback you have permission to use. I don't write reviews for you. Want to see the layout first? Look at the fictional demo site. Its form is switched off on purpose.
Ongoing costs: what you pay after launch
The build is a one-time cost. After launch, three things can keep costing money:
- Domain
- Your web address, such as yourname.sg. You renew it to keep it. It is registered in your name and billed at cost.
- Hosting
- Where your site lives online. Billed at cost, with no markup from me. I'll tell you the exact figure in your quote.
- Care plan (optional)
- S$98 a month. I look after hosting, backups and security updates, and make small changes for you, like adding a sold unit, a new testimonial or a price change. Cancel any time.
Here is what the build plus care adds up to, using only my own prices. Twelve months of care is S$1,176. Thirty-six months is S$3,528.
| Package | Build only | 1 year with care | 3 years with care |
|---|---|---|---|
| Starter | S$800 | S$1,976 | S$4,328 |
| Pro | S$1,500 | S$2,676 | S$5,028 |
| Premium | S$3,000 | S$4,176 | S$6,528 |
How the sums work: Starter for 3 years with care is S$800 + (36 × S$98) = S$4,328. Without care, you pay the build once, then only domain and hosting.
A few other costs depend on what you choose. A form service or chatbot may have its own plan limits or usage fees. Ad spend is separate too: a Google Ads landing page is a page, not an ad budget. I'll flag each of these before you pay anything.
The 7-day timeline, day by day
Seven days is the target for Starter and Pro, once your content and approvals are ready. For Premium, we agree the schedule at the first call.
- Day 1A 20-minute call. We agree the pages, features and schedule. You send your photo, write-up, listing details and permission to use them. You pay the first 50%.
- Day 2 to 3I adapt the agent template to your content.
- Day 3You get a private preview to check on your phone.
- Day 4 to 6Up to two rounds of changes. You tell me what's off, I fix it.
- Day 7Launch. We check the pages and contact buttons together. I hand over your files and account access, with a 15-minute walkthrough on simple updates. You pay the second 50%.
What slows things down? Usually missing photos, slow approvals or a domain that is not ready. Have your photo, short bio and listing details ready and we can stay on track.
Monthly builder vs a site you own
A monthly builder can look cheaper at the start. Over a few years the fees add up, and you may not be able to take the site with you. Before you sign up for any builder, ask these questions:
- Can I export my site files, or only my text and photos?
- Whose name is the domain registered under?
- What happens to my site if the plan ends or the price goes up?
- Can I move to another host without starting again?
- Who gets my enquiries, and can I download them?
- What does the plan cost over three years, not just the first month?
If the answers suit you, a builder can be a fine choice, especially if you enjoy doing it yourself. I compare both routes in more detail in website builder vs done-for-you.
Ownership and access
With Sites by Joe, the domain is registered in your name and the site files are yours. That stays true if you leave the care plan. "Ownership" only helps if you can actually get in, so check these:
- Domain
- Know your registrar, your renewal date and your login email. Make sure you can log in and approve changes yourself.
- Site files and hosting
- Keep a copy of your site files and the steps to publish them. Know who controls the hosting account, and how that changes if you stop the care plan.
- Enquiries
- Your WhatsApp buttons use your own number. If you have a form, it sends to your own form-service account. That service handles the messages, so check who can see them. My guide to PDPA and enquiry forms covers this.
- Content and paid services
- Keep permission for your photos, listing material and testimonials. Owning your files does not keep a paid service running after you cancel it.
Moving a domain to another registrar can be locked for a while, for example soon after you register it or move it. ICANN's transfer FAQ explains this for addresses like .com. Ask your registrar before you plan a move.
A handover checklist you can use
Use this with any web designer, not just me.
- Match the pages and features you got to the agreed scope.
- Check your phone number, copy, photos and the details your agency and CEA require you to show. My CEA advertising rules guide explains them.
- Open the site on your phone. Tap through the menu, read the text and try each contact button.
- If you have a form, send one agreed test and check it arrives in your account.
- Get your site files, account logins and a list of what renews and when.
- Write down who handles changes, backups and renewals if you stop the care plan.
Common cost questions
Do I have to take the care plan?
No. It's optional. Without it, you still own your domain and files. You pay for domain and hosting yourself, and you or anyone you choose can make changes.
How much do I pay upfront?
Half. That's S$400 for Starter, S$750 for Pro or S$1,500 for Premium. You pay the other half when the site goes live.
What if I don't like the site?
You see a private preview first and get up to two rounds of changes. If you're still not happy before launch, you don't pay the second 50%.
Why do other quotes look so different?
Because they often cover different things. Check the number of pages, who writes the copy, what's included after launch, and what you'll pay every month. Then compare.
What this guide does not cover: other providers' prices, and tax or accounting advice. Prices are my published Sites by Joe prices as of 30 October 2026. Your written quote is what counts.
